The North County Coastal Market is on fire!

Here is what I’m seeing out in the field:

 Multiple Offers Are Back – With historically low inventory and interest rates, It’s competitive out there. If you’re a buyer you want to make sure you have your pre-approval ready to go. For my sellers, be ready to negotiate!

 Homes Selling Over List Price – With multiple offers come higher prices. For buyers, this is not the season for low-ball offers. For my sellers, let’s get your home listed now while prices are high and the market is hot!

 Lots of Cash Offers – I’m running into lots of cash offers as Covid-19 has made Jumbo Loan financing a challenge with some lenders now requiring 30% down. Buyers, if you haven’t talked to your lender in a few months, you’ll want to discuss what’s changed. For my sellers, when reviewing an offer you definitely want to look at everything, believe it or not cash isn’t always the best offer to take or the surest thing!
